Each year, the Institute of Real Estate and Land Savings presents its list of the most effective investments in the medium or long term. Discover the results presented in 2022.

Invest yes, but in what? Many French people are wondering, although inflation reached + 4.8% in April for the year, and the profitability of savings accounts is far from fabulous. The IEIF, the Institute for Real Estate and Land Savings, provides some answers by analyzing the most successful investment instruments of recent years, even decades. So, in 5, 15 or 30 years, what investments have stood out?

5 best investments in 5 years

Savings books, life insurance, real estate, stock market… to invest, people are spoiled for choice. A wide range of opportunities that have their advantages, but can also complicate decision-making. The profitability of each investment vehicle is one of the elements that allows you to make the best choice, as well as the investment horizon or asset strategy. To give an idea of ​​the effectiveness of each type of investment, the IEIF annually publishes the results of a survey on profits for previous years and decades.

Thus, for 5 years the most profitable investments from 2016 to 2021 were:

  1. Logistics real estate (warehouses, warehouses, hangars, etc.) with an average annual return of + 19.5%;

  2. Shares with + 10.4%;

  3. Office real estate with + 9%;

  4. Real estate in France with + 7.1%;

  5. Gold with + 6.3%.

To demonstrate this level of productivity, logistics real estate has taken advantage of the economic situation: with the development of online commerce, e-commerce players are looking for large warehouses, hence the boom in the sector. Conversely, the prize for the worst performance in 5 years goes to companies listed on the real estate exchange, with an average annual loss of -4.3%.

5 best investments in 15 years

According to the IEIF, the best investments made between 2006 and 2021 are:

  1. Retail trade with average annual profitability + 10.7%;

  2. Offices with + 8.4%;

  3. Logistics buildings with + 8%;

  4. Gold with + 7.9%;

  5. Paris housing with + 6.5%.

SCPIs remain at the bottom of this ranking with still interesting returns averaging + 6.3% per year. Again, listed real estate companies rank last in 15 years with only + 1.2% per year on average.

And in 30 years, what to invest in?

In the very long run, the IEIF has raised the question of the best investment funds in 30 years. Thus, the institute was interested in the results of major investments in the period from 1991 to 2021. Compared to the shorter terms of 5 and 15 years, the rating has fluctuated:

  1. Stock market with annual return + 8.9%;

  2. Useful real estate companies also with + 8.9%;

  3. Residential real estate in France with + 8.8%;

  4. Housing in Paris with + 6.5%;

  5. Gold with 5.6%.

Note that in the three rankings for 5, 15 and 30 years, there is only one investment support: gold, which is often defined as a safe haven.
